How it works

From the first call to the keys coming back, usually inside a fortnight.

A nearly empty living room with one chair left by the wall

We walk round

With you, or with keys from the solicitor or a key safe. Half an hour is usually enough.

You get one written figure

Itemised by room, usually the next day. Nothing is added to it on the day.

Three taped cardboard boxes stacked on top of each other

We clear it

Your keep list is set aside first. Then every room, top floor down, loft, garage and shed.

Two open hands holding a small model house and a set of keys

Keys and photos come back

Floors swept, bins out, windows shut. Photographs of every room the same evening.

Everything out, in one visit

A whole house or a single room. We bring the people and the van, and the property is left swept and shut.

  • Houses, flats and bungalows, furnished or part-cleared
  • Lofts, garages, sheds and outbuildings
  • Furniture, white goods, carpets and curtains
  • Paperwork and photographs handed back, never skipped

Nothing is just thrown away

Everything in the house ends up in one of four places, and we will tell you which if you ask.

KeptSet aside for the family, boxed and labelled.
RehomedCharity shops and resale where something still has a life.
RecycledWood, metal, textiles and paper, sorted and taken.
DisposedOnly what nothing else can take.

Built for the people who instruct clearances

Run by William, and William is who turns up. The instruction is short: what to keep, what to set aside, and who the keys go back to.

ExecutorsProbate clearances with keys from the solicitor and a keep list from the family.
SolicitorsOne contact, a written figure for the file, and photographs when the house is empty.
Estate agents and landlordsA property ready to market or re-let, on the date you need it.
FamiliesSomeone to do the hard part, carefully, when you would rather not.

Questions

The ones we are asked most. Anything else, just email.

Do you clear everything?

Yes, unless you tell us otherwise: furniture, white goods, carpets and curtains, the loft, the garage and the shed. A whole house or one room.

What if some things have to stay?

Give us a keep list. Those items are set aside first, then left in place or boxed and labelled, whichever you ask for.

Does someone need to be there?

No. Most probate clearances are done with keys from the solicitor or a key safe. We message when we arrive and when we lock up.

How is the price worked out?

By how much there is and how hard it is to get out: floors, stairs, parking. You get one written figure before the day and nothing is added to it.

How soon can you come?

Usually within a fortnight, sooner when a sale or a tenancy is waiting on it. Tell us the date you need and we will say yes or no straight away.

What happens to it all?

Four places. Kept, for the family. Rehomed, through charity shops and resale. Recycled: wood, metal, textiles and paper. Disposed, only what nothing else can take.

What if you find paperwork or photographs?

They are put aside and handed back with the keys. Nothing personal goes in a skip.

Do you clean afterwards?

Floors are swept and hoovered, surfaces wiped, bins emptied and the windows shut. It is not a deep clean.

Can I get a quote without a visit?

Often, from photographs or a video walk-round of each room. For bigger houses we come and look.

Where do you cover?

Tell us the postcode and we will say straight away.

Tick the rooms that need clearing and the quote request writes itself.
